Concensus in the room was that well located best in class offices with strong sustainability ratings are benefiting from the flight to prime with circa 4% year-on-year rental growth since Covid. Still some appetite for high quality refurbished offices. Occupiers concious of higher refurbishment costs of completing refurbishments themselves so turnkey solutions proving popular. However some micro locations are really struggling with the new hybrid working model & subsequent lack of take up.
The investment market as well as repurposing opportunities to Flex space, PBSA, Co-living and industrial development on well located campus style offices in the regions were all topics of discussion.
